Here's what's already happened, as a guide to what can happen next.

Our accomplishments in the past few years include talks and a Sustainable Community booth at the San Francisco Green Festival, a Finding Community Fair with an EcoVillage slide show, an all-day Communities Convergence featuring talks on simple living, group process, and community, and a workshop on Starting and Finding Intentional Communities, EcoVillages, and Cohousing. We hosted a live group viewing of a Coho/US Webinar featuring Katie McCamant of Cohousing Partners talking about Financing Cohousing, among others.

Community and Sustainability - Tour and Discussion at an Urban Ecovillage

Learn the history, context, accomplishments, pitfalls, transitions, plans and visions for this 13-year old two block central city eco-village and sister communities around the world. On-site tour showcases systems for food production, wastewater, renewable energy and economic/social aspects of sustainability in the form of a community land trust, a 46-unit housing cooperative, art/streetscape projects, and a demonstration urban farm garden geared to the surrounding multi-cultural immigrant neighborhood. Learn about ecovillage-based organizing and partnerships with area schools, community agencies local businesses, and green social entrepreneurs in this transit-rich neighborhood. College students and classes frequently tour the site with ecovillage members. This workshop offers opportunity for advanced discussion through active dialog (facilitated and informal) with the ecovillage founders (representing the cutting edge of the movement in the US), and research and development professionals representing the two largest associations in the US. You may be challenged by both the promise, opportunity, and reality of efforts pursued by these grassroots efforts to create more sustainable ways of living and working. Cohousing on the Radio (week of 3/17)

On the Bay Area-originating show "West Coast Live" here at Yoshi's sushi restaurant and jazz club in Jack London Square in Oakland, CA, I submitted my audience adventure, and host Sedge Thompson read it on the air, a little past an hour into the 2-hour program recorded and live-broadcast this morning (Sat 3/17).

I've been a longtime fan of the weekly variety show, and some friends have volunteered there, so the host knows me and knows to expect something a little unusual when he comes across my audience-adventure cards (in which audience members "describe an adventure on the way to the show -- legibility and plausibility count").

The show is like a San Francisco Bay Area-regional version of "Prairie Home Companion," but with just one on-air host and a pianist, no band or performance troupe (and produced at a fraction of the cost), airing on a few dozen stations nationally.

I managed to work in a mention of the upcoming national cohousing conference, to be held up the street at the hotel and conference center across from my former home in community, Swan's Market Cohousing. And I submitted my adventure on a card from a tool used for building community and practicing consensus in cohousing and other groups working together -- but more on that in a separate post.

The Cohousing Company (McCamant & Durrett Architects) has an option on a site in downtown Downieville, California — a small walkable town in the foothills of Northern California (Sierra County). The site is within walking distance of shops and restaurants, a theater, the Downie and North Yuba Rivers, and a short drive to hiking, skiing and trail biking in the Sierra Mountains.

They are proposing an eight to ten unit senior cohousing for the site. Each household would have a small suite-like apartment and would share indoor and outdoor common areas.

Downieville offers village-like living in a beautiful mountain setting.

A "Getting it Built" workshop for this project is planned for March 26-27, 2011. If you are are at all considering being part of the project, please let us (and the developer) know via the form on the right.

This workshop is an opportunity to learn from the couple that brought the concept of cohousing to North America. Drawing from their extensive experience designing and developing these socially and environmentally sustainable communities, as well as living in their own community, Katie and Chuck offer practical information about organizing, planning, and living in a cohousing community. You will explore how to take the next steps in making the dream of your cohousing community a reality, from site acquisition through group process, development and design, and management. During the workshop, we will explore the following topics.

GreenTRIP:Neighborhoods with less parking, more walkability (Oakland, 4/20)

How can we get developments built with less parking and more walkability, making it easier to realize the vision of cohousing neighborhoods? Join EBCOHO members in attending an event to learn about new standards that can help make that possible, and meet some green developers and local elected officials supporting efforts in these directions.

Note: This is not an East Bay Cohousing event, and not about cohousing as such. However, we believe it is valuable for people creating and visualizing living in cohousing to connect with and support people working on similar initiatives that share values... plus, widespread adoption of standards like these will make it easier to create cohousing, and to make it more affordable, with less money wasted on required parking spaces that a group won't need. For too long, outdated parking codes, traffic policies, zoning, and misconceptions have held back the kind of development that improves communities and enhances mobility for everyone. Instead, we seeoceans of concrete where there could be parks, sidewalks, shops, and services.

GreenTRIP certifies new residential and mixed-use developments that keep the number of new parking spaces as low as possible and offer incentives for new tenants to drive less (such as deep discounts on transit passes).

This cohousing community is just finishing the process of converting to condominiums. By the time our new member/purchaser moves in this should be completed. Our new member/purchaser should expect to rent until they can complete the process of of obtaining their loan to buy. This could take as long as three months . They will also need to provide a $5500 deposit. Since the unit will be purchased by our new member/purchaser shortly after moving in, they must prequalify with a bank for a loan to buy the unit as part of the application process before moving in.

If your income is higher than the maximum above for your household size, your application cannot be considered. We will also need 3 years of tax returns, recent pay stubs and a credit report as part of the application process, both to verify that your income is not too high, and to make sure you will be able to get a loan. This is also for people who have not owned a home during the last 3 years (possible exceptions for displacement due to divorce, or comparable situations).

Depending on your income & household size, from $114,000-$165,000 in combined subsidies will be available for you from the city of Oakland, the state, and the nonprofit we are affiliated with for first-time homebuyer downpayment assistance. This is what will keep the monthly purchase cost as low as listed above.

THE COMMUNITY (more info in person and in application packet)

Condo association- 3 buildings on 2 lots sharing back, side and front yards. Total of 6 units, plus a common unit, cohousing style. Willow House, an adjacent house, is legally separate but we are in most ways socially one community and share resources (like our yard and gardens).

Physically we're about 10 min from Ashby Bart in North Oakland, close to Berkeley Bowl, Whole Foods, independently owned cafes and farmers markets. We're a collective/cooperative/consensus-based group, and we eat together about twice a week right now. There's also lots of shared space - our common unit contains shared living & dining rooms, a kitchen, guest room, laundry, art room, office, and more. Our community hosts fruit trees and gardens, 6 chickens, bees, a children's play area, a cozy swing nestled in back yard, a firepit, kiwi vines, many fruits and vegetables growing around the back and front yards, a covered workshop area, an enclosed deck, especially good for classes and gatherings, and open decks ideal for quiet contemplation over morning coffee/tea.

The community was founded in 1999 and a friendly non-profit (Northern California Land Trust - NCLT) purchased the condo property in 2005.Mariposa Grove condo members are co-owners with the Land Trust and formed an LLC corporation which oversees the property and has worked with NCLT to do the condoization (should finish in early May).

Monthly rent (or condo fee after you have finished your purchase) of each unit includes water & sewer, but not PG&E. There is also a small household fee assessed per adult that covers supplies like toilet paper, DSL, laundry soap, dish soap, community retreats, chicken feed and some shared entertainment.

(note: it is unlikely, but there is a slight possibility that we will add a 3rd open house - if you absolutely cannot make it to one of our open houses please email us to tell us why, and let us know more of your availability. If we add a 3rd then we will attempt to coordinate your availability with that of others in the same situation)

If we invite you to an interview you will need to submit additional financial information.

The Digital Be-In returns for the third year in a row during Earth Day week in San Francisco, again serving as a launching platform for evolutionary ideas, art, initiatives and CHANGE - at the nexus of humanistic technology and the sustainability movement. The long-running cyberculture event isbeing developed this year in conjunction with the 7th Ecocity World Summit taking place in San Francisco April 22-26 with attendees from around the globe.

A nine hour journey of presentations, exhibits, performances, live music, top DJs, visuals, art installations and...the Third Force! This year we are pleased to be working with San Francisco's newest and greenest night club and community center, Temple.
